Destin & 30A Home Market Update
November 2023 -- Real estate along the coast has weathered COVID-19 challenges well. Home inventory is short and the number of home sales continue to thrive. Midyear stats show the number of single-family dwellings have dipped only 3 percent compared to the same time last year. The chart below shows the dip during the March and April FL shutdown but showed a strong June rebound upon FL reopen.
Destin & 30A Single-Family Home Price Trend
The average price of homes sold in June was up substantially compared the same as the last two years in spite of this year�s economic headwind. The change in the average price was a combination of of price growth and the increase in the number of higher priced homes along the gulf.
Destin & 30A Home Sales Trend
The number of single-family home sales this year is down 3% compared to the same time period in 2019. This is the first year during the past decade where the number of sales the first half of the year failed to exceed the preceeding year. Given the current year economic challenges, many consider this a positive indicator of the strength of the local home market.
Destin & 30A Condo Inventory Trend
Inventory is down 9% compared to the same time last year. This reduction is consistant with the inventory's long term downward trend. In June of 2010 the inventory was significantly more than double the current single-family dwelling inventory of 1,322 units.
